The appointment, approved by Rotherham Metropolitan Borough Council’s cabinet, paves the way for the Manchester-based regeneration specialist to prepare detailed proposals for three new residential neighbourhoods and two mixed-use town centre schemes.
The long-term regeneration vision centres on opening up the town’s riverside with new homes, commercial space and public realm improvements designed to encourage more people to live in the centre.
In total the schemes are estimated to deliver 225 new homes including both apartments and houses.
The 5 sites are:
– a cleared site of the burnt-out buildings at 3-7 Corporation Street
– Snail Yard, High Street – cleared site of the former Primark store on High Street, currently a small pocket park
– The Statutes – the cleared site of the former Magistrates Court, currently used as a car park
– two sites along Sheffield Road in the area designated as Riverside Residential.
– Westgate Car Park
Capital&Centric and the council will now develop detailed proposals before launching a public consultation later this year.
Subject to approvals the sites will see development starting in early 2028.

Capital&Centric is currently delivering regeneration projects across the country and spends around £3m a week across its eight live construction sites.
The Rotherham project adds another major town centre renewal scheme to its growing development pipeline.
